The app bundles a copy of this guide for offline reading. This website carries the current product guide and requires an internet connection.
Start a tenancy and inspect rooms
Choose New tenancy, enter an address and Australian state or territory, then save. Add records for condition observations, repairs, communications, payments, documents and notes. You can attach files up to about 50 MB each.
Open Room inspections, choose move in or move out, then choose a suggested room or name another area. The prompts help you look around; save your own observation and selected photos. Return later to see move-in and move-out notes and photos side by side. They are separate records, not automatically matched photos, and do not replace an official condition report.
Make a full backup
In Backup & restore, export a full ZIP. Confirm that you saved it somewhere you can access, then test importing it on another device or browser profile. The backup contains the saved file bytes and integrity checks. Import adds missing items and rejects conflicting IDs; it does not overwrite existing records. A PDF summary is readable but cannot restore the app. Exports are not encrypted.
Prepare a selected evidence pack
Select the records you want to share and export an evidence pack ZIP. It contains a numbered PDF chronology, original saved files, a manifest and SHA-256 checksums. A PDF photo preview may be smaller than the original; use the file in the ZIP for full quality. The pack is for your own review and sharing, not an official form or a restorable backup. User-entered dates and device/file timestamps are not independently verified, and checksums do not prove provenance, delivery or legal admissibility.
Capture text from an image
Choose an image for text capture, then review and correct the transcription before saving it to a record. The image is processed locally: Apple Vision in the iPhone app, or self-hosted English OCR assets in the web app. Web OCR needs an initial download of about 10 MB while online; its assets may then be cached for later offline use, subject to browser storage. Text capture can make mistakes, especially with handwriting or unclear photos. Keep the original file.
Optional iPhone reminders
Add a follow-up date to a repair record. In the iPhone app, open More, enable device reminders and allow notifications to schedule generic alerts at 9 am local time. No address or note appears in the notification. The app schedules up to 50 upcoming reminders and refreshes them when you open the app or change records; later dates may need another app opening before they are scheduled. You can turn alerts off in the app. The PWA keeps follow-up dates in your record but does not send notifications. Do not rely on these alerts for a formal legal deadline.
Offline use
The installed iPhone app bundles its core assets. In a supported browser, open the PWA online first so its core tools can be cached. First-use web OCR and official help sites need a connection. Device or browser storage can be removed by uninstalling, clearing site data or storage pressure, so keep a separate backup.
Rental law and disputes
Use Rental help to choose your state or territory and open current government and consumer authority guidance about condition reports, repairs, bonds and disputes. TenancyTrove does not submit forms, send notices, lodge bond claims or determine a legal deadline. For urgent matters, follow your authority's current instructions or seek qualified help.
Privacy and safety
Read TenancyTrove privacy before storing sensitive material. Others with access to your unlocked device, browser profile or unencrypted exports may be able to read them. eSafety explains safer evidence collection.
